Revenue to Contact Over Two Million Homeowners About Property Re-valuation for LPT
More than two million homeowners across Ireland are set to receive letters from Revenue in the coming weeks, urging them to revalue their homes ahead of changes to the Local Property Tax (LPT) that will take effect from 2026.
The revaluation exercise is part of a broader update to the LPT system, with the last valuation having taken place in 2021. Since then, property prices have surged by over 25%, prompting Revenue to request updated valuations to ensure the tax reflects current market conditions. Homeowners must assess the value of their property as of November 1, 2025, and submit their LPT return by November 7, 2025.
To help with this process, Revenue has provided an interactive valuation tool on its website, which can be used as a general guide. Homeowners are encouraged to consider their property's unique features and use additional sources to determine an accurate valuation.
While the valuation bands will be widened to soften the impact of rising property values, many homeowners may still see an increase in their annual LPT bill—ranging from €5 to €23 for properties under €525,000. However, some local authorities have opted to apply the maximum 15% increase through the Local Adjustment Factor, which could result in significantly higher charges for affected households.
Revenue also reminds owners of newly built, previously unregistered, or refurbished properties—including those that were previously derelict—that they must now register and submit a valuation. Even those exempt from paying LPT are required to file a return.
This revaluation will set the basis for LPT charges from 2026 to 2030, making it essential for homeowners to act promptly and accurately.
